Know all men by these presents that I, Wm W. Buster have this day sold + given full possession of a certain tract of Land containing one hundred + fifty eight acres to Wm. Eastham for + in consideration of three hundred + niney five dollars to me in hand paid the receipt whereof is hereby acknowledged. Said Land Situated as follows (to wit) beginning on the league line between the widow Jemerson's + Elliott Allcorn's Leagues at a post oak 13 inches in diameter from which another post oak 12 in. in dia bears S 4 (deg) W. 1 var + running N. 31(deg) W 350 vars to a post oak 10 in in dia from which a black ? 8 in in dia bears S 226.5 varsto a post oak 14 in in dia bears S 88 W 5 vars thence N 28(deg) W 1430 vars to a stake from which a post oak 12 in in dia bears S 58(deg) E. 8 vars another 8 in in dia bears S 69(deg) W 10 vars (this corner being on Elom's line, thence N 43 E with Elom's lin to his oak 14 in in dia bear N 85 E 5 vars, another 16 in in dia bears N 47 W 6 vars + another 13 in in dia bears S 52 W 10 vars thence S 47 E 1700 vars intersecting the line between the widow Jemerson's + E. Allcorn's Leagues at a Stake from which a post oak 18 in in dia bears S 79(deg) E 27 vars + a black jack 6 in in dia bears S 51 W 40 vars thence S 43 W 815 vars with E Allcorn's league line to the place of beginning.

I do hereby bind myself + heirs to warrent + defed this title against all other titles, claims or claimants to the said Wm. Eastham, his heirs or assigns given under my hand + scroll for seal this the third day of November AD one thousand eight hundred + forty five.
